Preconstruction Manager
Location: Nanaimo, BC (office-based)
Overview:
An established General Contractor is seeking a Preconstruction professional to join their Nanaimo office, where the core estimating and preconstruction functions are based. This role is suited to someone who enjoys taking ownership of multiple projects from early-stage through to construction start, rather than focusing solely on estimating.
Key Responsibilities:
• Lead and manage multiple projects through the full preconstruction lifecycle
• Prepare detailed cost estimates across various project types and delivery models
• Support RFP pursuits and CM-based project engagements
• Develop logistics plans, construction sequencing, and site strategies
• Conduct constructability reviews and identify project risks/opportunities
• Drive value engineering initiatives in collaboration with consultants and internal teams
• Coordinate with design teams, consultants, and internal stakeholders throughout preconstruction
• Support budgeting, scheduling, and procurement planning prior to project start
Qualifications:
• 5+ years of experience in estimating or preconstruction within a General Contractor environment
• Strong understanding of CM delivery models and RFP-driven project procurement
• Ability to manage multiple projects concurrently
• Well-rounded technical skillset across estimating, planning, and constructability
• Strong communication and stakeholder coordination skills
• Experience with wood-frame, mixed-use, or ICI projects is an asset
What They’re Looking For:
This is not a pure estimating role. The ideal candidate is someone who wants to be involved in the broader preconstruction process and can take projects from early feasibility through to shovel-ready. Individuals seeking a strictly estimating-focused position may not find alignment with this opportunity.
