General Superintendent/Construction Manager

General Superintendent for multi-family construction. Projects $5M+

We are seeking a highly experienced General Superintendent or Construction Manager to oversee multiple projects and the respective superintendents, foremen and crews. We need a motivated person who can manage construction of multifamily projects from beginning to completion.

The successful candidate will oversee all construction activity on multiple simultaneous projects and ensure that they are completed within the contract documents, specified tolerances, and municipal regulations.

The General Superintendent is the most senior construction professional who will use their experience to ensure a successful project.

Key Qualifications
  • Minimum of Carpenter RSE certification or trades qualifications certificate.
  • GSE, AScT, P. Eng, C-Tech, Architectural degree, or formal education all considered an asset.
  • Safety, fall protection training required, OFA 1 or greater required, CTS-09 or similar an asset. JOHS training an asset.
  • In lieu of certifications, relevant experience is considered.
  • 7+ years’ supervisory experience in multifamily construction. Min level of Superintendent on part 3 or complex projects more than $5,000,000.
  • Experience in scheduling and sequencing multi-employer work sites.
  • Experience in using the master format and formal contractual process of RFIs, Sis, CCNs, CO’s, CDs is required.
  • Knowledge of standard construction contracts.
  • Deep understanding of construction management concepts including budgeting, scoping, scheduling, and quality control.
  • Knowledge of resource allocation, forecasting and scheduling labour, and cost and material coding for historical costs.
  • Sound understanding of WorkSafe BC regulations as applied to general contractor site responsibilities.
  • Ability to read and interpret specifications, drawings, supplementary instructions.
  • Good computer literacy, able to use Microsoft Windows and Office. Excel, MS Project, Blue beam, all considered an asset.
  • Proficiency and understanding of the management of site logistics and contract operations on tight urban sites.
  • Capable of working in a dynamic, fast-paced environment.
  • Strong analytical and problem-solving skills.
  • Excellent organization and communication.
Key Duties
  • Communicates our purpose, values, and strategic plans, internally and externally.

  • Monitors day-to-day on-site construction performance and the work of direct reports.
  • Leads the way in ethics, code of conduct, and Health and Safety matters, living out our policies at all times.
  • Prioritizes and implements all construction processes as detailed in documentation. Works to improve efficiency and process as much as possible.
  • Ensures health and safety of all employees on-site, and the safety of the general public at all times during the project.
  • Work closely with Project Manager and Operations Manager maintaining weekly status reports (schedule delays, cost overruns, trade issues, or other project problems/successes).
  • Assist with pre-construction setup, including resourcing, scheduling, logistical planning, and budgeting.
  • Performs site setup of temporary facilities to affect the least construction going forward with minimal disruption and relocations of temporary facilities.
  • Holds weekly trades meetings to ensure the two-week look ahead to schedule and Critical Path Method (CPM) schedule goals are being communicated on-site.
  • Performs regular on-site walkthroughs and ensures superintendents initiate punch lists for trades and in-house labour to implement or correct.
  • Initiates all required project reviews by project consultants, 3rd party engineers, municipal authorities, and local fire departments to ensure all schedules and sign-offs are in place for occupancy.
  • Implements, change orders, and sales customizations are being incorporated into the project, coordinating with the Project Manager and Sales Department as required.
