Sr Project Manager - Commercial Interiors

The Senior Project Manager (SPM) is responsible overall management direction to multiple construction projects (plans, budgets, schedules, organizes, and controls assigned projects). Maintains close contact with clients, monitors construction and financial activities to ensure proper project completion. This position may be on‐site manager for large, complex projects. The PM should lead by example and uphold the mission and values. The PM will be working closely with the VP of Project Management, and have project coordinators directly report to them.  


Responsibilities:

Initiate and maintain liaison with owners and other contacts to facilitate project activities.
  • Oversee and provide guidance on projects to junior Project Managers and staff.
  • Work with superintendents and foremen to plan, organize and direct activities relate to construction projects.
  • Lead and/or assist with estimating potential projects
  • Establish project objectives, policies, procedures and performance standards within boundaries of company policy and contract specifications.
  • Work with supervisors and foremen to discuss such matters as work procedures, complaints and construction problems.
  • Monitor and control project through administrative direction of on‐site foremen to ensure project is completed on schedule and within budget.
  • Investigate potentially serious situations and implement corrective measures.
  • Represent company in project meetings and attend strategy meetings.
  • Work with contract administrator to manage financial aspects of contracts to protect company’s interest and simultaneously maintain good relationship with the customer.
  • Procure supplies and materials to complete project.
  • Interpret and explain plans and contract terms to administrative staff, workers and clients.
  • Update job reports including work progress, costs and scheduling updates.
  • Work with field operations to assign workers to construction sites to work on specified projects.
  • Proactively develop relationships with the subcontractor community.
  
Planning & Scheduling:
  • Establishes project priorities and develops and implements a comprehensive schedule ensuring accurate sequencing and resource allocation to meet contractual requirements.
  • Ensures buy-in from team members and stakeholders. Proactively monitors, (anticipates delays and difficulties) revises and communicates schedule changes necessary to stay on course.
Contract Management: 
  • Strong knowledge and understanding of contracts in relation to prime contract and subcontracts.
  • Ability to apply contract administration methods to uphold contract terms and necessary to protect the company’s interests.
  • Staying on top of paperwork, ensuring smooth administration & coordination.
Risk Management
  • Ability to analyze and understand project goals and prioritizes work keeping the big picture in mind.
  • Understands, interprets and applies company policies, procedures as well as legislation with respect to safety & operations to ensure stakeholder risk is mitigated.
  • Manage budgets/estimates and billings, ensuring to review and analyze costs and identify revenue opportunities.
  • Ensure all expenditures are contained within the budgets and estimates.
  • Forecasting cost reports on a weekly basis.
  • Manage subcontractors adherence to their project requirements and contractual obligations (i.e. schedule, cost control).

Qualifications 
  • University Degree or College Diploma in Civil Engineering, Engineering Technology/Architecture or Construction Management
  • Gold Seal Certification or working towards achieving.
  • Minimum five years’ experience (preferably with a GC) and well developed knowledge of the construction process, finance, and management.
  • Strong leadership skills with the ability to provide coaching and mentoring to team members
  • High level of understanding of the OHSA, ability to enforce Health & Safety practices
  • Ability to be accountable and hold team members accountable
  • Strong knowledge of construction methods and practices
  • Excellent time management, organizational, administrative, written & verbal communication skills
