London Construction Market Update – Spring 2026

The London construction sector continues to demonstrate resilience despite ongoing economic pressures and evolving industry challenges. As we move further into 2026, activity across infrastructure, residential development, and commercial refurbishment remains strong, particularly across Greater London and the South East.

Major Projects Driving Activity in 2026

Several significant developments and infrastructure schemes are either commencing or entering major delivery phases from March onwards across London and the wider UK.

Old Oak Common – HS2 Super Station (West London)
Work continues on the HS2 hub at Old Oak Common, which will become one of the UK’s largest rail interchanges. Excavation of the underground station box has been completed and construction is progressing on the high-speed platforms, with enabling works continuing around tunnels and approach infrastructure.

British Library Expansion – King’s Cross
A major redevelopment next to the existing British Library is progressing with a £1.1 billion investment. The project will deliver a 12-storey building including new library space, offices and research facilities, forming part of the growing knowledge quarter around King’s Cross.

Bidder Street Data Centre – Canary Wharf / East London
One of London’s largest commercial schemes scheduled to start construction in 2026 is the £750m Bidder Street data centre development. The project reflects the rapid growth of digital infrastructure and demand for hyperscale data capacity in the capital.

54 Marsh Wall Residential Development – Isle of Dogs
Large residential towers continue to shape East London’s skyline, with the £577m 54 Marsh Wall scheme representing one of the major housing developments currently underway in the Docklands area.

Crystal Palace National Sports Centre Redevelopment
A £130m redevelopment of the historic Crystal Palace National Sports Centre has entered the planning stage, with proposals to refurbish the athletics stadium, restore swimming facilities and create new sports amenities. If approved, construction could begin from summer 2026.

Major UK Infrastructure Projects Creating Demand

Beyond London, several large infrastructure projects across England are expected to drive significant employment in the construction sector.

Lower Thames Crossing (Kent & Essex)
One of the UK’s most ambitious road schemes, the Lower Thames Crossing will create a 14.5-mile link including twin-bore tunnels beneath the River Thames. Main construction is expected to begin around 2026, creating major opportunities across highways, civils and tunnelling sectors.

Energy and Infrastructure Investment
Government approvals for major projects such as offshore wind farms and transport upgrades are also helping to drive construction activity nationwide and support thousands of skilled jobs across engineering and infrastructure delivery.

Skills Shortages Continue Across Key Roles

Despite strong project pipelines, one of the most persistent challenges facing the construction industry remains the shortage of experienced professionals.

Demand continues to outpace supply in several areas, particularly for:

  • Senior Quantity Surveyors and Commercial Managers
  • Project Managers across infrastructure and M&E
  • Site Engineers and Setting Out Engineers
  • Design Managers within residential and mixed-use developments

Many businesses are responding by investing more heavily in retention strategies, training programmes and flexible working arrangements to attract and retain talent.

Outlook for the Rest of 2026

While economic uncertainty continues to influence project financing and timelines, the long-term construction pipeline across London and the UK remains substantial. Major infrastructure, digital, residential and regeneration projects are expected to sustain demand for skilled construction professionals throughout 2026 and beyond.
