Senior Project Manager - Long-Term Care Development - Sudbury, Ontario - 24-Month Project Duration Position
Overview
Our client is seeking an experienced
Senior Project Manager to lead the successful delivery of a major
Long-Term Care (LTC) development project in the Sudbury area. This is a high-profile, approximately two-year project requiring a strong construction leader with experience managing large-scale institutional, healthcare, or long-term care facilities from pre-construction through occupancy.
Reporting to senior leadership, the Senior Project Manager will be responsible for overall project execution, including budgeting, scheduling, procurement, stakeholder management, contract administration, risk mitigation, and project team leadership. The successful candidate will ensure the project is delivered safely, on schedule, within budget, and to the highest quality standards.
Key Responsibilities - Lead all phases of project delivery from pre-construction through commissioning and closeout.
- Develop and maintain project schedules, budgets, cash flow forecasts, and reporting metrics.
- Manage project procurement activities, including tendering, subcontractor selection, and contract negotiations.
- Oversee project financial performance, including budget tracking, forecasting, change management, and cost control.
- Coordinate and manage consultants, architects, engineers, contractors, and project stakeholders.
- Lead regular project meetings and provide progress updates to ownership and executive leadership.
- Ensure compliance with all regulatory requirements, building codes, healthcare standards, and project specifications.
- Manage project risks and develop mitigation strategies to minimize schedule and budget impacts.
- Review and approve project documentation, including contracts, submittals, RFIs, change orders, and progress claims.
- Collaborate closely with site management teams to ensure construction activities are executed safely and efficiently.
- Monitor quality control and quality assurance processes throughout the project lifecycle.
- Build and maintain strong relationships with clients, consultants, municipal authorities, and community stakeholders.
- Support commissioning, occupancy planning, deficiency management, and project turnover activities.
Qualifications - Degree or diploma in Construction Management, Civil Engineering, Architecture, Engineering Technology, or a related discipline.
- Minimum 10 years of project management experience within the construction industry.
- Proven experience delivering large-scale institutional, healthcare, hospital, long-term care, retirement residence, or public-sector projects.
- Strong understanding of construction contracts, procurement methods, scheduling, budgeting, and project controls.
- Demonstrated experience managing projects valued in excess of $50 million.
- Excellent leadership, communication, negotiation, and stakeholder management skills.
- Strong knowledge of Ontario Building Code requirements and institutional construction practices.
- Proficiency with Microsoft Office, MS Project, Procore, Bluebeam, and other construction management software.
- PMP, Gold Seal, P.Eng., CET, or related professional designation considered an asset.
Preferred Experience - Direct experience delivering Long-Term Care, healthcare, retirement residence, or senior living projects.
- Experience working within occupied healthcare or institutional environments.
- Familiarity with Ministry of Long-Term Care standards and requirements.
- Experience managing multidisciplinary project teams and multiple stakeholders.
