Project Manager – Major Regeneration Development in North London
PM required for 600+ unit development in North London
Responsible to: Senior Build Director/Area Construction Manager
About the Role: It is the responsibility of the Project Manager, with the support of his site team to manage and control a private enterprise residential house building development site where the objectives are to produce the highest level of production, safety, construction, organisation and customer satisfaction.

  • To undertake and manage the programming of all works on site in line with the master programme. This will involve daily / weekly reviews and any amendments to achieve the master programme and white card dates.
  • To chair weekly contractor meetings, to record and issue meeting minutes, to issue monthly works reports for the project meeting and housing association meetings.
  • To participate in the Commercial Pre-selection Meetings for the development which includes labour and material subcontractors.
  • To attend weekly on site sales meetings and issue the weekly build stage report.
  • To attend and participate fully in such meetings as may be called by or with support of the company’s Senior Building Director/Area Construction Manager.
  • To plan and produce time-slices for white card handovers of future occupied areas.
  • The production targets (White Card Units) are forecast and agreed at the start of the project by the company’s Senior Building Director/Area Construction Manager. At the start of each year, forecast targets over and above the White Card programmed are reviewed by the Senior Building Director to achieve the units over the period.
  • To organise the Utility Company installation of all services / ducts / sub-stations at the earliest possible date within the programme period where they are to be ready and working for the first white card.unit.
  • To ensure that all dwelling/units are constructed to a consistently high standard of quality, so as to comply in all respects with requirements of the National House Building Council, the Building Regulations and Company condoc drawings/specification.
  • To initiate and diary all inspections by the Local Building Inspector or NHBC under the Building Regulations and to attend such inspections at the time of their visits to the site or record unattended inspections.
  • To co-ordinate labour and materials to meet the production programme. In particular, to maintain the optimum level of materials on site consistent with the labour force being fully and effectively employed and the agreed production programme being achieved.
  • To monitor the works undertaken by our contractors on site and to authorise signed proformas for completed works to the required standards of quality/cleanliness.
  • To carry out familiarisation inspections with the Customer/Sales Negotiators of the unit being handed over and to undertake a follow up Customer revisit after 7 days for the Customer sign –off for any defects if found during the period.


  • The Project Manager shall endeavour to achieve a standard of zero defects on all properties for White Card handover.
  • To follow the Company’s approved methods and procedures laid down within the Health & Safety Procedures Manual.
  • To ensure compliance with all Health & Safety and other relevant legislation and on the occasion of any visit to the site by any (HSE) Health & Safety Inspector, Company Safety Executive, Safety Advisor or other person connected with Health & Safety at work or other relevant legislation to accompany such person in the inspection of the site.
  • To liaise with the Customer Care Manager in the identification of common defects and ensure through the Building Director/Construction Manager that these defects are designed out.
  • To ensure that the team, under his management control, carry out their duties and responsibilities in accordance with the job specifications by reference to which they are employed.
  • To review on a daily and weekly basis that the presentation of the site and sales area represents a clean and tidy environment to ensure that the Company’s image is being presented in the best possible way at all times.
  • To carry out such other duties and responsibilities which may be consistent with the role of a person having management control of a private enterprise residential building site.
