My client is one of London’s leading privately owned mixed-use real estate developers. They specialise in residential-led mixed-use developments.
They focus on residential for sale and build to rent schemes, combined with mixed-use opportunities including hotels, flexible workspaces, retail and logistics.
About the Responsibilities:
- Full responsibility for the procurement of subcontractors
- Collaborate with departments across the company to improve cost effectiveness and ensure timely delivery of projects whilst providing cost advice on any aspect of the build as and when required.
- Develop a close relationship with the site teams and a detailed knowledge of your allocated sites by maintaining a visible site presence, ensuring all developments are visited regularly and attending site meetings as required.
- Liaise with subcontractors in order to ensure sufficient resources are available and assist in the monitoring and evaluation of contractor performance.
- Monitor, reconcile and recharge any costs which relate to shared cost items with other company offices as well as external companies.
- Provide information for land purchase exercise.
- Complete the apportionment of total prime costs to individual plots and produce a profit analysis for the Director.
- Undertake valuations of production at budgeted cost monthly and split the cost of profit completions and potential future profit to estimate a value for work in progress.
- Report on savings and excesses against budget costs to the Director.
- Attend relevant project, concept, pre-tender, pre-start, specification, and any other relevant meeting as required
- Input and maintain any computer-based databases or systems.
- Attend site on a regular basis to complete Commercial functions and support the site teams to running an efficient development
About the Requirements:
- You will have experience in quantity surveying, ideally within a role of similar seniority, and be knowledgeable in all areas of construction techniques and mixed-tenure schemes
- Experience of strong leadership and will have a keenness to train and develop yourself and others within the team to grow and succeed
- You will possess a high level of mathematical ability and problem-solving skills, with a methodical and logical approach to your work; a proficient use of Microsoft Excel is essential for the role
- Ability to learn new computer systems such as Xpedeon (Payments & Cost reporting), Viewpoint/ForProjects (document storage and tender preparation)
- A thorough understanding of the tender process within each contract and have confidence in managing the tender process, including beginning to end financial management
- Excellent attention to detail and accuracy, coupled with strong written and verbal communication skills • Excellent interpersonal skills and be able to work as part of a wider team
- You will have the ability to influence others within the business to ensure that best practices are shared to aid the Group in achieving its overall objectives
