My client is a real estate company focused on the development of apartment and condominium communities in transit-oriented areas across the major markets in Ontario, Canada. The firm’s DNA is made up of an obsession with great design. The client is the private equity arm of a leading Canadian investment management firm. They currently manage in excess of $1 billion dollars and deliver deep financial backing to the developer, enabling it to have the resources to execute successfully. The team is comprised of experienced professionals in Construction, Development, and Finance who are able to execute the vision from theory to final product.
Key Responsibilities:
- Responsible for the management of all development applications, including official plan amendments, zoning by-law amendments, committee of adjustment applications, plan of condominium, and site plan applications
- Complete due diligence assessments to determine viability for prospective land acquisitions, inclusive of; zoning by-laws, city policies, massing analysis, and environmental reviews
- Manage developments in accordance with relevant planning policies and complete the preparation and submission of ZBA, SPA & BP submissions, addressing revisions to comments, conclusions to relevant agreements, clearance of applicable conditions, and the registration of the condominium project
- Communicate and coordinate all correspondence with consultants, municipal staff, politicians, neighbors, and other external stakeholders to obtain planning approvals that meet or exceed the project proforma and development milestones
- Manage the RFP process including preparation, review, and analysis of proposals requested and received by all applicable consultants and technical documentation required for the applications and completion of developments
- Ensure the building design is in accordance with the project-specific sales strategy as directed by the Sales & Marketing team
- Manage the project pro-forma and the updates to the project budget, utilizing commercial understandings to evaluate and direct the development of project plans, unit mixes, varying construction methods, and other systematic reviews to inform and achieve the project deliverables
- Manage the consultants through the design development phases of the project with an understanding of varying construction methods to inform and maintain the project budget.
- Manage and resolve design issues that may be raised from time to time by Consultants, Authorities, Construction Managers, and the site team;
- Support the business strategy to ensure growth, performance, and risk management as required by the business;
Education Requirements:
- Minimum Bachelor Degree in a relevant field such as Urban Design, Planning Management, Architecture, Structural or Civil engineering, or similar building-related studies;
- A minimum of five (5) years of relevant work experience within the residential real estate development industry. The applicant must have at least two (2) years of experience managing the application and approvals process of Multiple Mixed Use-Residential developments in the City of Toronto, Hamilton, or Mississauga
- Must have experience working on multiple large-scale projects simultaneously
Required Skills:
- A firm understanding of City Policies and By-Law provisions across different GTA Municipalities
- A thorough understanding of the municipal approval processes; inclusive of ZBA, SPA, and City Permitting
- Strong knowledge of regulatory agencies in the Toronto metropolitan area and experience working with municipalities and private developers.
- Thorough knowledge of the theory and practice of urban design and planning.
- Background in planning, urban design, engineering, architecture, or design management is preferred
- Possesses strong commercial and financial understanding in the design context with a proven ability to contribute to value engineering as part of the design process
- Experience in user group interface and stakeholder engagement
- Excellent ability in building and maintaining professional relationships with all levels of an organization and with external parties and consultants
- Strategic leadership skills and possesses strong business acumen in the design context
