POSITION SUMMARY
Reporting to the Vice President, Development, as the Development Project Manager, you will work primarily on mixed-use urban developments based in the lower mainland.  You will be responsible for all aspects of project planning, analysis, communication and leading the project team through design, construction, and handover; delivering the assigned project(s) on time and on budget. This role works collaboratively and maintains good working relationships with our internal staff partners as well as our external partners and vendors.

KEY ACCOUNTABILITIES

  1. Works closely with the Vice President, Development, and other members of the team on real estate projects at various stages.
  2. Leads, manages, and motivates the project team to deliver to the development objectives for budgeting, scheduling, financial reporting, permit approvals, design requirements, construction requirements, occupancy, and handover to marketing and operations on assigned projects;
  3. Effectively control project cost, time, and quality by implementing recommended corrective action to ensure project performance targets are met;
  4. Develops and maintains effective relationships with partners, consultants, community stakeholders, and government authorities;
  5. Models and adheres to Project Management Framework and provides input into continuous improvements and efficiencies.
  6. Reviews and approves budgets and presents regular project reports.

EDUCATION & EXPERIENCE

  • Education and/or background in urban land economics, architecture, commerce is an asset; 6 to 8 years’ experience as a project manager (5+ years’ experience with mixed-use project budgets over $60M construction cost is preferred).
  • Project Management Professional (PMP) Designation is preferred.

REQUIRED KNOWLEDGE, SKILLS AND ABILITIES

  • Hands on experience and demonstrated success in delivering mixed use developments (residential, office, retail, hospitality, etc.);
  • Leading and managing consultants and contractors in the implementation and handover of projects to an internal operating group;
  • Ability to read, understand, and coordinate consultant’s drawings (architectural, structural, mechanical, electrical, landscape, civil, etc.)
  • Proactive with excellent communication skills and a high level of initiative;
  • Understanding of municipal planning and engineering approval process;
  • Full understanding of budgeting, cash flows, and financial analysis for real estate;
  • Demonstrated skills in word processor/spreadsheet applications, Scheduling Applications (Primavera/Project), PDF Markup Applications.
  • Knowledge of current real estate market;
  • Awareness and interest in architectural and interior design trends;
  • Strong verbal and written communication and organization skills
