The Development Project Manager is accountable for the oversight of engineers, architects, and other consultants, budgets, contract administration, scheduling and coordination of operations to ensure the project is delivered as planned. The Development Project Manager will also lead community engagement, municipal negotiations and approvals and play a key role in acquisitions and pre-development reviews. This role interacts with investors, purchasers, permitting, design, construction, marketing, external stakeholders, government authorities, sales agents, property managers and strata councils.
Responsibilities
– Liaising with multi-stakeholders throughout the project lifecycles
– Work with the internal marketing group, builders and marketing consultants to market developments to the public
– Helping to evaluate new development/investment opportunities
– Ensuring project schedules and budgets are established
– Co-ordination and communication with several internal teams during property analysis, acquisitions, and due diligence processes
– Possesses strong business and financial acumen with the ability to develop and present budget information
– Manage and review contracts and agreements for complete entitlement related to:, design, construction, strata plan filing, purchase & sale, leasing and development
– Manage municipal approvals process including liaising with municipal staff and elected officials
– Assist in the preparation and distribution of proposals, commitment letters, and reports
– Manage the flow of the design information between internal and external stakeholders
– Responsible for due diligence on reviewing/obtaining permits and contracts
– Interpret Blueprints and mange design to achieve optimal performance for all stakeholders.
– Coordinate architects, engineers, sub consultants, & general contractors relaying information to executives & stakeholders
– Represent on committees
– Excellent analysis skills related to due diligence, feasibility studies, pro forma, forecasting and project cash flow
– Delegation of duties and manage responsibilities regarding obtaining financing, credit releases and renewals
– Process and approve all required paperwork (invoicing, change orders, etc.) in a timely manner

– Capable of managing a variety of priorities and projects at different stages simultaneously
Who you are:
– Minimum 7-10 years’ experience as a Manager of Development preferred
– Diploma, degree or equivalent in either: Business, Real Estate, Marketing, Development, Urban Land Economics, Construction, or Architecture preferred
– Could hold a Professional Designation (ie. P. Eng, MBA, PQS, PMP, CFA)
– Experience with the entitlement process with the City having jurisdiction over the project, planning, design and acquisitions.
– Must have a high understanding of the construction – development process and standards.
– Review the big picture before during and after the construction phase.
– Excellent communication skills with effective business writing skills
– Highly organized with strong attention to detail
– Comfortable delivering information in a large group environment.
– Ability to be resourceful, efficient with time and proactive in a fast-paced environment.
– Strategic thinking abilities in order to bring initiatives to fruition.
Software:
– A high-level understanding of Project Management Software: Procore, Timberline, Sage300, various scheduling software etc.
– Fluent in either: Blue Beam, Adobe, Revit, CAD
– Fluent in: Excel, Word, Outlook, etc.
