Construction Manager – Luxury Residential Fit-Out

Overview: We are seeking an experienced Construction Manager to oversee the delivery of a high-specification residential fit-out in the heart of Belgravia. This prestigious 3,500 sq. ft. property forms part of a wider estate owned by one of London's most prominent landlords and requires the highest standards of quality, coordination, and discretion.

This is a key leadership role involving full responsibility for day-to-day site operations, programme delivery, subcontractor management, and ensuring that all works are completed to the exacting standards expected on a luxury project of this nature.

Key Responsibilities:

• Lead and manage all site-based activities from mobilisation through to completion.
• Coordinate trades and subcontractors to ensure timely, high-quality delivery.
• Work closely with the client team, architects, designers, and consultants.
• Monitor programme, manage critical path, and proactively mitigate delays.
• Ensure compliance with all health & safety regulations and company procedures.
• Manage quality control processes to deliver a flawless finish.
• Oversee site logistics, deliveries, and site presentation in a tight urban environment.
• Lead site meetings, report progress, and manage snagging/defects resolution.

Candidate Requirements:

• Proven track record delivering high-end residential or prime London fit-out projects.
• Minimum 5+ years' experience in a Construction or Site Management role.
• Strong understanding of luxury finishes, bespoke detailing, and client expectations.
• Experience working on properties within heritage or conservation areas is advantageous.
• Confident communicator with excellent organisational and leadership skills.
• SMSTS, CSCS (Black or Gold), and First Aid qualified.
• Able to read and interpret drawings, programmes, and specifications.
