A leading carpentry and joinery specialist delivering bespoke packages across commercial, residential, and high-end/super-prime projects in London. Strong relationships with tier-1 main contractors and a reputation for quality, detail-led work.
Role Overview
We're seeking a Senior Quantity Surveyor to manage the commercial delivery of joinery and carpentry packages from tender through to final account. You'll take ownership of a portfolio of projects, mentor junior QS staff, and work closely with the design, procurement, and site teams to protect margin and manage risk.
Key Responsibilities
  • Manage the full commercial cycle: tender adjudication, subcontract procurement, valuations, cost reporting, and final accounts
  • Prepare and negotiate applications for payment, variations, and claims with main contractors
  • Produce monthly CVRs (Cost Value Reconciliation) and report on project profitability to senior management
  • Manage supply chain and subcontractor accounts, including procurement and payment of specialist joinery packages
  • Identify, price, and negotiate variations and change control
  • Assess contractual risk and advise on entitlement under JCT/NEC forms of contract
  • Liaise directly with clients, main contractors, and design teams on commercial matters
  • Mentor and support junior QS/assistant QS staff
  • Attend commercial and progress meetings as required
Requirements
  • Proven experience as a Senior QS within a carpentry, joinery, or interior fit-out subcontractor (bespoke joinery experience highly desirable)
  • Strong knowledge of JCT and/or NEC contract forms
  • Experience managing final accounts and complex variations
  • Commercial acumen with a track record of protecting margin
  • Strong negotiation and stakeholder management skills
  • Degree in Quantity Surveying, Commercial Management, or equivalent experience (RICS/MRICS desirable but not essential)
  • Proficient in cost management software (e.g. COINS, CMAP, or similar) and Excel
