Senior Quantity Surveyor | Tier 1 Main Contractor | South London About the Client: SSA are recruiting on behalf of a major Contractor who is a leading player in the Design and Build, Traditional and PPP/PFI projects in the UK and Internationally. The company is involved in multiple business sectors including residential, commercial, industrial, hotel, pharmaceutical and civils projects.
About the Role: They are seeking a Senior QS for a large residential development in South London, who will take the full commercial responsibility and ownership for the project, working closely with the CM and the construction team to ensure a successful project is delivered, while maintaining relationships and maximising commercial returns and managing risk.
About the Responsibilities - Integrate the commercial strategy, amending with CM to suit project as it develops.
- Liaise with & commercially influence/challenge the other members of the team and the construction process.
- Take ownership for, administer & represent the company in commercial & contractual issues, including but not limited to:
- Preparing tenders, analysing, selecting appropriate s/c & finalising s/c orders, financial & commercially manage to Final Acc completion.
- Prepare & present forecasts, targets & CV reconciliations.
- Prepare & agree valuations, incl generating certificates & invoice/payments.
- Variations prepare with adequate/appropriate records, agree as works progress.
- Update projected Final Accs on regular basis and prepare, submit & agree Final Acc in a timely manner.
- Involvement in value engineering & design development
- Maintain & protect JSS commercial & contractual entitlement

About the Requirements: - Will have led the commercial delivery of a large project or a section of a major project with a team of Quality Surveyors.
- Manage both people & situations sensitively & to commercial advantage.

- Undertakes to lead the majority of pre-contract commercial activities leading to a Tender Settlement and ultimately negotiating a Contract Award.
- Able to perform detailed review and analysis of Cost Plans for large complex projects, including full measurement and rating exercises. Cost Plan prepared in a format that permits ease of optioneering. Easily converts Cost Plan to Package budgets.
- Can comprehensively prepare long term cash forecasts for complex projects, monitor results and interpret reasons for deviation. Able to use established techniques to minimise outflow of cash and maximise inflow.
- Able to plan risk mitigation measures and manage and monitor implementation in the project team.
- Able to complete the suite of project reports from raw data and interpret and advise on key issues.
- Able to use project cost management system for all day to day applications for payment, procurement, cost reports etc.
- Able to draft contractual and commercially sensitive correspondence and reports and doing so on a regular basis.
- Able to prepare, monitor and control Estimated Final Costs against targets / budgets, taking account of changes and transfers to original Budget to Build.
- Able to develop and establish a Budget to Build for direct works elements and convert into useful management monitoring reports. Can prepare, forecast, analyse and interpret in detail costs vs budget to assess direct works performance.
- Comprehensively and effectively devises and operates a change management procedure on a project, ensuring all changes are identified and recorded.
- Able to construct compelling arguments in pursuance of entitlements.
- Able to discuss more complex construction technologies, with an understanding of the commercial implications. This knowledge being based upon experience on a range of projects.
- Able to conduct negotiations in relation to a range of issues on a project and secure acceptable commercial results.
